In the spring of 2022, detached homes in Bayview Wood Steeles were selling at the peak of one of the most aggressive markets Toronto had ever seen. GTA detached homes lost over one-fifth of their value from that 2022 peak through 2025 — and this neighbourhood was no exception. Homes on streets like Weatherstone were regularly trading in the $1.55M–$1.7M range during that frenzy.

Fast forward to today: $1,320,000.

That’s roughly $200,000–$350,000 below what the same home would have sold for at the 2022 peak.

So what does that mean if you own on this street?

It means two things — and they pull in opposite directions:

For sellers: Yes, prices are off the peak. But the buyers who are active right now are serious, qualified, and not playing games. In the past 90 days, Bayview Wood Steeles detached homes have sold on average for $1,494,000 — which tells you there’s still real money moving in this neighbourhood for the right property. The gap between this sale and that average is a pricing and preparation story, not a market story.

For buyers: Since the 2022 peak, detached house prices have dropped significantly and plateaued — creating real opportunity for move-up buyers who couldn’t touch this neighbourhood two years ago.

The window doesn’t stay open forever.
