How to Price Your Richmond Hill or Markham Home to Sell in 2026

Richmond Hill and Markham home pricing strategy for sellers in 2026

If you are preparing to sell in Richmond Hill or Markham, the asking price is not just a number. It is part of the launch strategy that determines how buyers compare your home with the alternatives available right now.

August 2026 gives GTA sellers a more current pricing signal. TRREB reported 5,057 sales, down 2.1% from August 2025, while 12,075 new listings were down 14.1%. The MLS® HPI benchmark was down 4.5% year over year and the average selling price was $993,410, down 2.7%. For sellers in Markham and Richmond Hill, that combination reinforces the need to price against current comparable sales and active competition rather than older peak-market expectations. See the GTA Fall 2026 market shift for the broader context.

City-level market context is useful, but it is not a valuation of an individual property.

Markham and Richmond Hill Were Not Moving at the Same Pace in July

TRREB-derived July snapshots showed Markham with 288 sales and 1,168 active listings, or roughly 4.2 months of inventory, with about 32 days on market. Richmond Hill recorded 182 sales and 972 active listings, or about 5.6 months of inventory, with roughly 37 days on market.

That does not mean every Markham seller has an advantage or every Richmond Hill seller should reduce price. It means the competitive environment differs by municipality—and can differ even more by neighbourhood and property type.

Start With Recent Sold Comparables

Recent sales show what buyers have actually paid, but they need to be filtered carefully. Compare property type, neighbourhood, lot, layout, renovation quality, parking, basement utility, school-area appeal and exact location. One exceptional nearby sale should not automatically become the value of your home.

Then Study the Listings Buyers Can Choose Today

Active listings can be as important as recent sales because buyers are comparing your home against what is available now. If a competing property offers better condition, a more useful layout or a lower price without an obvious trade-off, buyers may simply choose it instead of negotiating with you.

What if a buyer actually offers below asking? The list price is only one reference point. Once a real offer arrives, compare it with recent sales, active competition, days on market and the complete terms. See Should I Accept an Offer Below Asking Price? GTA Seller Guide for Fall 2026.

Why Starting Too High Can Hurt

Starting above the evidence can reduce early showing activity and weaken the launch. A later price reduction can correct the number, but it cannot recreate the first week of buyer attention. That does not mean a seller should underprice. It means the initial price should be deliberate rather than aspirational.

Should You Price Below Market to Create Multiple Offers?

An intentionally aggressive list price can sometimes concentrate showings, but it is not automatically the right strategy. Before using an offer-date approach, review buyer depth in the price range, the number of close substitutes, recent sale-to-list behaviour for genuinely comparable homes, the property’s condition and what you will do if the expected competition does not materialize.

Neighbourhood-Level Pricing Matters More Than a City Average

A Better Pre-Listing Pricing Test

  • What is the evidence-based value range? Use recent relevant sales and adjust for meaningful differences.
  • What is competing with us now? Review the homes buyers will encounter in the same search.
  • Where does our property rank? Be objective about condition, layout, location and presentation.
  • What behaviour should the list price create? The asking price should support a defined launch strategy.

If your property is already listed and activity is weak, read Why Isn’t My GTA Home Selling? before making an arbitrary reduction.
