Should you sell your GTA home now or wait until 2027? There is no single answer for every homeowner. Current market conditions matter, but so do your next move, property condition and reasons for selling.

What the current GTA market is telling sellers
June 2026 provided encouraging activity signals. TRREB reported GTA sales up 9.4% year-over-year while new listings declined 12.9%. At the same time, the MLS HPI composite benchmark remained 5.4% below June 2025 and the average selling price was 3.9% lower year-over-year.
The takeaway is balanced: activity has improved, but pricing and competition still require careful attention.
Reasons selling now may make sense
- You want or need to move within the next several months.
- Your home is ready to compete effectively today.
- Recent comparable sales support a value range that works for your move.
- There are relatively few directly competing listings in your neighbourhood.

Reasons waiting could make sense
- Your home needs preparation that could materially improve presentation.
- You do not yet know where you will move.
- Your personal timeline makes a later move substantially easier.
- You are comfortable with the uncertainty that future market conditions can change.
Interest rates are one factor, not the whole decision
The Bank of Canada held its policy rate at 2.25% in July, with the next scheduled announcement on September 2, 2026. Rates influence buyer affordability, but sellers should avoid basing an entire moving decision on one forecast.
Your local market may matter more than the GTA headline
Inventory and buyer demand can differ across North York, Richmond Hill and Markham and between neighbourhoods within each city. Check whether comparable homes around you are selling, how long they are taking and how much competition exists.

Start with a realistic value range for your current home and a clear understanding of your preferred move. Then compare selling now with waiting based on your actual property and local competition rather than trying to predict the exact market peak.
